How to choose your agent
- It is extremely important to find an agent who understands and suits your needs
- Do not choose an agent by just the price they give and the fee they quote
- Read each agents terms and conditions carefully, a lot of agents tie you in to long contracts (16 weeks +). We do not tie you into a contract, if you are not happy with our service we only require two weeks’ notice
Prepare your property to sell
Try to make your home as tidy and clean as possible If possible try and de-clutter as much as you can
Energy Performance Certificate (EPC)
When selling a property you require an EPC under government legislation

It is always a good idea to compile a list of modifications (if any) that have been done on the property and when
OR anything that might be helpful to prospective buyers
Useful checklist
Viewings
- We find it beneficial if you vacate your home for a first viewing, it makes the prospective buyers feel more at ease and they tend to take the property in more
- We understand you are busy, so we try and combine viewings as block viewings for minimal disturbance
Offers
- Based on having a competitive sale price, we are hopeful you should start receiving offers
- Leave the negotiations to your estate agent, that is what you pay them for
- Hopefully you will be able to agree a price and time frame that you are happy with
Sales process
- Once a sale has been agreed, you need to instruct a solicitor
- Once a solicitor is instructed we will send out a Memorandum of Sale to all parties immediately involved
- Expect a survey to be booked in within the first two weeks
- Once the conveyancing is well under way we will get an idea of exact timeframes that you can work towards
- Once you have a timeframe you are working towards, speak to removal companies to get quotes and provisionally book (don’t book until exchange as you will not be able to change the dates)
Exchanged
- Once exchanged, notify all relevant parties that you will be moving (utilities, friends, post office, doctors, bank etc)
- Pack up as much as you can before your move day
Completion
- Congratulations!!
- Take final meters readings and tell the utilities companies
- Hand over all keys to your estate agent
